Job Summary:
The primary purpose of the Assistant Facilities Director position is to monitor the daily operations of the Building Maintenance Department which includes the Douglas County Courthouse, Douglas County Services Center, Douglas County Jail, Publc Works, and public park locations. To ensure that these facilities are maintained in a safe, clean, acceptable manner for the public as well as employees. Work in conjunction with HR Director on employee performance related issues. This includes Key Performance Indicators, Performance Improvement Plans, job coaching, etc.
Essential Duties and Responsibilities:
- Monitor/Report the daily operations and maintenance of all 4 facilities physical plants and Building Automation Systems.
- Includes ongoing maintenance and repair of facility's HVAC Systems.
- Emergency power generators upkeep and preparedness.
- Review daily operations of the staff of the Building Maintenance Department. Assist with individual staff performance evaluations and any related performance related issues.
- Oversee and ensure proper adherence to facility and equipment inspection schedules.
- Assist Director with Developing and submitting for Board approval a departmental budget. Processing of vendor bills, coding, executing proper payment in compliance with accounting procedures.
- Request/collect bids, requests for proposals, for projects as directed/assigned. Follow-through with contractor/vendor work for compliance with OSHA regulations and bid specs.
- Attend meetings and provide input related to new construction and/or remodeling.
- Capital Improvement Plan – participate with planning, and revising existing plan as needed for existing facilities.Current and future projects.
- Conform with OSHA regulations relating to facilities, equipment. and training of staff emphasis in Lock Out/Tag Out and Confined Space compliancy. Ensure safety of interior and exterior of facilities for employees and public.
- Arrange for required inspections of elevators, fire detection systems, building sprinkler systems, and boilers.
- Direct/perform grounds keeping for all facilities as needed including timely removal of snow, ice
Minimum Qualifications:
- Education: 2-year degree/certification in heating, ventilation, and air conditioning, electrical, plumbing, architecture, or other facilities related field; and 2-years of relevant work experience (or the equivalent combination of related education and work experience). The ability to read and understand mechanical and electrical blueprints.
